PLANS for ten new homes on the other half of a village housing site have been approved.

The scheme by RA3 Ltd is for land off Whitehall Road in Birkenshaw which was allocated for housing in the Local Plan for Kirklees.

The southern section of the site has already received permission for 13 homes after a different developer applied in 2019.

Now Kirklees planners have approved this latest scheme for the northern part of the site, which is close to the West Yorkshire Fire and Rescue Service headquarters.

This section of the site is 0.35ha in size and has an existing bungalow which will be retained and incorporated into the layout of the latest plans.

In a report by planners it states that there will be four detached homes and three pairs of semis.

Materials include anthracite and brown clay effect flat times to clad the first floor level and above including the roof, as well as beige render up to first floor level.

There will also be black uPVC windows and doors, as well as black aluminium pivot doors to the patios and black aluminium bay windows.

The report states: “The scale of the proposed development is broadly 3 storeys in height with one 2 storey dwellinghouse situated at Plot 1. All plots benefit from rear extensions with plots 1, 3, 4, 5 and 6 limited to Juliet balconies, whereas plots 2, 7, 8, 9 and 10 utilise the roof space above the single-storey extensions as platform balconies with railings.”

The site would be accessed from the southern side of Whitehall Road West at the north-eastern corner of the site, as a new access is provided.

A new internal spine road is proposed, and all properties are allocated two parking spaces, with six homes having carport bays too.

The site, which is mainly grassland and shrubbery, is surrounded by homes to one side and a factory to the other, occupied by a manufacturer and distributor of medical products.

The majority of trees on the site will be retained.

There were a total of three objections to the scheme, citing issues around highways, drainage and residential amenity issues due to the adjacent healthcare factory loading bays and potential for overlooking from three-storey homes.

In a design and access statement accompanying the plans, it states that the developer is committed to a sustainable and biodiversity-friendly scheme, using modern methods of construction, such as a lightweight steel frame.
