Ballivor is only 18km from Trim and certainly in its catchment area.

N ot long after the Normans arrived in Ireland, they made a beeline for Trim and it became their most important settlement.

Their designation of the settlement and its surrounds as an important and strategic place had a lot to do with the quality of the farmland and the grazing it would offer their cattle and horses.

The holding is in eight large fields and was well farmed over the years, both by the owners and the recent tenants.

“It is in good heart,” says auctioneer Thomas Potterton, “and while in old pasture it is equally suited to cereal or dairy production.”

The larger portion has plenty of road frontage, while across the road, the farmyard on 1ac includes a three-column haybarn and a four-column enclosed portal frame shed.

There is also a range of old stone-cut buildings; these are in various states of repair but have great character and lovely detail, such as brick arches.

Prior to auction the yard on 1ac is guided at €60,000 to €100,000 while the land is guided at €10,000 to €11,000/ac.

The sale takes place at the Property Exchange, Trim at 3pm on Friday, September 23.

At the same auction Mr Potterton is handling the sale of another Ballivor property. The compact 11ac residential farm at Coolronan is 4km from the village farm and consists of a traditional two-bedroom farmhouse on an old-style farmyard.

It is guided pre-auction at between €170,000 and €200,000.

There is a series of traditional cut-stone out-offices and a haggard.
